A former hunting area of around 1,200 hectares in the municipality of Almeria, capital of the province of Almeria in Andalusia. The city has a port on the Mediterranean Sea and a population of 201,322 (2020 census).
Almeria boasts over 200 kilometres of beaches, the Sierra Maria-Los Vélez and Cap de Gata-Nijar nature parks and one of the most productive huertas in the whole of the Iberian Peninsula, covering 40,000 hectares of plastic greenhouses (invernaderos intensivos) in 2019.
Almeria has an international airport and film production centres around thirty kilometres to the north. Over two hundred films and series have been shot here (including some spaghetti westerns).
The area was once owned by the Marquis of Las Cuevas, and was bought by one of the former presidents of Real Madrid football club. A major property development project was planned for the area, but it was sold in bankruptcy.
A Gampling project has been submitted to the local planning authority for planning permission. If the planning permission is granted, it will be sold together with the complex.
Talks are also under way with a major French company to install a network of photovoltaic shading systems over an area of around 200 hectares. Subject to an agreement to be finalised, this structure is prepared to finance the siting studies.
In addition to the Gampling project, other leisure infrastructures could be envisaged, such as a golf course, a farm or a residential hotel establishment.
The water issue could be resolved through an agreement with the municipality to connect the future facilities to a non-potable water network for watering purposes in particular. The cost would be €200k.
The 1,200 hectares are mainly classified as "suelo rustico" (a Spanish classification that we will translate below as "rural area") and part (around 300 hectares) as a protected natural area.
The current owner would agree to a sale by parcel (subject to the project) but prefers a full sale.
The asking price is €15,000,000 including agency fees.
